Perhaps the most well-known lighthouse in the Motor City area, this gem sits within Milliken State Park and Harbor, which draws in locals and visitors alike with its unbeatable access to the Detroit River shoreline. The lighthouse itself, which stands 63 feet tall, is actually a replica of the iconic Tawas Point Lighthouse on Lake Huron. As the seasons march along, let’s take time to revisit five of the worst winter storms in Michigan history.

1. The Blizzard of 1978

If you were around in the late 70s, you undoubtedly recall the winter monster that took Michigan for a wild ride in 1978. While the storm made its way through the Great Lakes Region as a whole, it certainly took its toll on Michiganders – in fact, the Muskegon area measured a whopping 52 inches of snowfall between January 25th and January 29th. Schools and colleges canceled classes, a state of emergency was declared, and approximately 20 Michiganders lost their lives due to car accidents and other storm-related events.

2. The Blizzard of 1967

Older Michiganders might also recall the events of winter 1967, when the state was struck by extreme snowfall and freezing temperatures between January 26th and 27th. The blizzard’s intensity was influenced by unseasonably warm temps in Michigan in the days before the cold front arrived, which added to the sense of shock experienced by many residents. Across the state, snowfall totals reached upwards of 20 inches, with the Lansing area topping 24 inches.

3. The White Hurricane of 1913

Known officially as the Great Lakes Storm of 1913, this extreme weather event truly wreaked havoc on the region between November 6th and November 10th of – you guessed it – 1913. While we often associate blizzards with loads of snow and intense temperatures, the most damaging element of this particular storm was its hurricane-strength winds, which reached up to 100 MPH. Throughout the Great Lakes Region, including Michigan, there were 12 storm-influenced shipwrecks and approximately 250 fatalities.

4. The North American Blizzard of 1999

Let’s jump forward to a more recent storm as we examine the North American Blizzard of 1999, which took its toll throughout Michigan, Wisconsin, Illinois, Iowa, Indiana, Ohio, and portions of Ontario and Quebec. The storm extended from January 2nd until January 4th, rendering it a relatively brief storm – but it still managed to dump upwards of ten inches of snowfall in towns throughout Michigan. In addition to many closures and travel delays, the 1999 storm resulted in a tragic 78 deaths throughout the affected region.

5. The Upper Peninsula Blizzard of 1938

It’s no secret that the Upper Peninsula transforms into an entirely new world during the winter months, and these unique conditions have led to plenty of severe weather events throughout the generations. In January of 1938, portions of the U.P. were met with nearly 40 inches of snow over the course of two days, while temperatures remained frigid and businesses shuttered as the storm passed. Ultimately, there were only two fatalities as a result of the storm. While this loss of life is undeniably tragic, these scary conditions surely had the potential to cause even greater damage.

It’s nearly impossible to leave with an empty stomach.

After almost two years of double-digit increases, many experts thought home price appreciation would decelerate or happen at a slower pace in the last quarter of 2021. However, the latest Home Price Insights Report from CoreLogic indicates while prices may have plateaued, appreciation has definitely not slowed. The following graph shows year-over-year appreciation throughout 2021. December data has not yet been released.

As the graph shows, appreciation has remained steady at around 18% over the last five months.

In addition, the latest S&P Case-Shiller Price Index and the FHFA Price Index show a slight deceleration from the same time last year – it’s just not at the level that was expected. However, they also both indicate there’s continued strong price growth throughout the country. FHFA reports all nine regions of the country still experienced double-digit appreciation. The Case-Shiller 20-City Index reveals all 20 metros had double-digit appreciation.

Why Haven’t We Seen the Deeper Deceleration Many Expected?

Experts had projected the supply of housing inventory would increase in the last half of 2021 and buyer demand would decrease, as it historically does later in the year. Since all pricing is subject to supply and demand, it seemed that appreciation would wane under those conditions.

Buyer demand, however, did not slow as much as expected, and the number of listings available for sale dropped instead of improved. The graph below uses data from realtor.com to show the number of available listings for sale each month, including the decline in listings at the end of the year.

Here are three reasons why the number of active listings didn’t increase as expected:

1. There hasn’t been a surge of foreclosures as the forbearance program comes to an end.

2. New construction slowed considerably because of supply chain challenges.

3. Many believed more sellers would put their houses on the market once the concerns about the pandemic began to ease. However, those concerns have not yet disappeared. A recent article published by com explains:

“Before the omicron variant of COVID-19 appeared on the scene, the 2021 housing market was rebounding healthily from previous waves of the pandemic and turned downright bullish as the end of the year approached. . . . And then the new omicron strain hit in November, followed by a December dip in new listings. Was this sudden drop due to omicron, or just the typical holiday season lull?”

No one knows for sure, but it does seem possible.

Bottom Line

Home price appreciation might slow (or decelerate) in 2022. However, based on supply and demand, you shouldn’t expect the deceleration to be swift or deep.

When snow falls, the entire forested area seems to hold a sense of whimsy. Snow-topped trees, an icy waterfall, and peaceful vibes abound along the length of the trail as it follows the winding riverbank.

Leashed pets are also allowed on the trail, so bring along your four-legged friend for a bit of snowy fun. Just don’t forget to bundle up before heading out, even if you’re only planning on a leisurely daytime hike.

Stop to snap a few photos of the surrounding landscape, which looks almost fairytale-like amid the sparkling winter conditions. As you hike up and down rolling hills, you’ll feel like you’ve stepped into another world.
